Notes from the Field January 2023

Dear Friends,

Welcome back everyone, I hope that you all had a relaxing break.

I had the pleasure of spending time in colorful Cartagena. I enjoyed taking some time off with friends and family, but am excited to start off the year with optimism and more real estate opportunities.

  • We start out the year with a lack of inventory remaining the most important driving force in sales activity. However, the latest sales data shows the market remains active, with median sales prices remaining consistent over the last few months.
  • If people are needing to sell or to make other real estate decisions, they are the ones moving forward with the transactions. However, there are others who are choosing to wait to see what happens with the volatility in the stock market, inflation, and interest rates.
  • We are continuing to see efficiency in the market for well-located properties which are in move-in condition and appropriately priced. This signals that, at the right price, we are still in a seller's market.
